OUR DESIGN PROCESS
1. INTERIOR DESIGN & FINISH SPECIFICATIONS
The first step to any new project, whether it’s new construction or a renovation is getting to know you and your team to develop the interior feeling for your project. During this phase, meetings will be scheduled to include the Client, General Contractor (GC), Architect and other consultants to explore, develop, and define your home.
-
1. Schematic Design (SD):
Preliminary site visit and in-depth consultations to understand your needs, lifestyle, and the unique characteristics of your space. To include space programming, initial space planning, and conceptual imagery to determine the design projection of your project. During this initial stage, a projected project timeline and interior finish budgetary breakdown is recommended to be developed with the GC and reviewed with the Client.
2. Design Development (DD):
The design development stage consists of the majority of design work. Our team researches and implements the curated interior SD concepts to define your space. This includes design representation drawings, detailed selection of materials, finishes, plumbing fixtures, appliances, and decorative lighting to create a cohesive and high-quality design. Within this stage the client can expect to finalize all design specifications through a series of scheduled client meetings.
3. Construction Documentation (CD):
During this stage, our team puts our heads down to document all of the approved design specifications into the construction drawings (ID Set). The ID Set is critical for the general contractor (GC) and interior build-out of your construction project. Having all specifications, details, and elevations fine tuned ahead of the build makes for a seamless and efficient pass off of information. We work diligently with the Architect, GC and Client to ensure there is constant communication in preparation for the build.
4. Construction Admin (CA):
The construction admin phase relates directly to the construction build process. During this phase, we are available to the GC and craftsmen for answering any questions that may come up, RFI’s, coordination items and being on-site for several key walk-throughs.

For the smoothest process, we love to join a project at the same time as the architect. Although we will be less involved during the initial architectural studies having us around helps with the interior sensibility of space programming and planning.
Schematic Design (SD): 2-4 weeks
Design Development (DD): 16-20 weeks, depending on the scope of the project
Construction Documentation (CD): 4-8 weeks
Construction Admin (CA): Duration is for the entirety of the build
2. FURNISHINGS
Once the interior architecture of your home is defined, we dive into more tactile elements to ensure a comfortable living space and add another layer of personal sensibility through furniture, art, and accessories.
-
1. Initial Space Plan & Budget Outline
To guide our team and ensure your vision, we create an initial space plan paired with a budget identifying furnishings that will complete the function, feel and aesthetic goal of each space to review with you.
2. Sourcing
Once we have a sign-off on our budget outline, our team will source and prepare selections for Client reviews. A unique part of our process is sourcing at antique fairs and furniture shows, in which case we always encourage Clients to partake in the fun of “hunting” for one-of-a-kind pieces.
3. Pricing
Internally, our team finalizes pricing from vendors and prepares a proposal for Client review and payment.
4. Procurement
Upon payment of the proposal, our team will begin ordering, tracking, receiving, and delivery coordination. During this stage, the Client will receive a weekly update on the status of their furnishings.
